Not necessarily — but time matters more than anything else in your situation. Until the property is actually sold at auction, there may still be options. The sooner you call, the more we can do. A conversation is free and confidential, so there is no downside to asking today.
How much will this cost me?
The conversation and the evaluation of your options are free. If your situation involves services with costs — for example, attorney and court costs in a probate case — those are explained in full, up front, before you agree to anything. Nothing is charged behind your back, ever.
Do you provide legal services?
No — we are not a law firm, and we don't represent anyone in court. For the legal parts of a situation (probate filings and motions, divorce matters, and similar), we work with licensed partner attorneys who handle that work. Our role is to guide you through the process, coordinate the pieces, and handle the property sale side.
What if I owe more in taxes or mortgage than I think the property is worth?
Tell us anyway. Every situation is different, and there may be more value — or more options — than you expect. We'll look at the real numbers with you and give you a straight answer about what can and can't be done.
I inherited a house with other family members. Can you still help?
Yes. Inherited properties often involve several family members, and that's normal. We help the family understand the probate steps needed to settle the estate — with our partner attorneys handling the court filings — so the property can be transferred or sold and the proceeds handled properly.
